Stellenbosch Estate Belt

Stellenbosch sits at roughly 33.93°S, enclosed by the Simonsberg, Helderberg and Stellenbosch mountain ranges. It's the Winelands' most established wine town, which shows up in its estate housing stock as a genuine split: an oak-lined historic core of Cape Dutch, Georgian and Victorian buildings with small-paned sash windows, ringed by newer wine- and golf-estate development running full glass walls out toward the vineyards.

• Wind is the defining variable here. Being closer to False Bay, Stellenbosch and its Paradyskloof-side estates still feel a real share of the coastal south-easter on top of gusts funnelled straight off the Simonsberg and Helderberg ranges themselves — two wind sources stacking on the same exposed patio. • Two housing eras, two specs. An older estate homestead near the historic core wants timber venetians on its deep-set sash windows; a new-build estate home with a fairway-facing glass wall wants a concealed ceiling-slot blind or an external venetian instead.
